There are too many pipes, wires, etc that hang down to use something like gypsum. Looking for something that is cost effective and easy to apply. Perhaps even sprayed? Thanks

You might try Thermocon. It works well. Also, your code may allow the application of an intumescent paint. NCFI has one.
